Lake Livingston at a Glance
About Lake Livingston
Lake Livingston is where Houston comes to breathe. The third-largest lake in Texas at 90,000 acres, it sits just 75 miles north of downtown Houston โ making it the closest major lake to one of America's largest cities. For the millions of people in the Greater Houston metropolitan area, Lake Livingston is the weekend escape, the retirement dream, and the place where a lakefront lifestyle becomes genuinely attainable.
Built by the Trinity River Authority across the Trinity River and completed in 1969, the lake serves dual roles: it's a critical water supply source for the City of Houston, and it's one of the most actively used recreational lakes in Texas. Its four-county reach โ Polk, Walker, San Jacinto, and Trinity โ means there's an enormous variety of waterfront communities, price points, and characters spread across 452 miles of shoreline.
The community of Onalaska on the southwestern shore has become the unofficial capital of the Lake Livingston lifestyle โ with restaurants on the water, marinas, and a year-round residential community. The City of Livingston, just south of the dam, is the Polk County seat and provides full city services including a hospital, grocery, and schools within a short drive of most lake properties.
What distinguishes Lake Livingston from other large Texas lakes is the sheer density of the Houston buyer pool it serves. This proximity to 7+ million people creates strong demand for both owner-occupied lake homes and short-term rental properties. Platforms like Airbnb and VRBO have robust Lake Livingston listings, and income-producing lakefront properties are common here in a way that's unique in East Texas.

- Closest major lake to Houston โ 60โ75 minutes from downtown. No other East Texas lake offers this kind of urban proximity for Houston residents.
- Massive buyer pool โ 7+ million Houston-area residents creates the strongest demand for lake property of any East Texas lake, supporting property values and rental income.
- Strong short-term rental income โ Lake Livingston is one of the best East Texas lakes for Airbnb and VRBO income due to its Houston proximity and year-round visitation.
- Third-largest lake in Texas โ 90,000 acres gives you plenty of room for boating, fishing, water sports, and exploration.
- Full city services nearby โ Livingston, Huntsville, and Coldspring all provide hospitals, schools, grocery, and retail within reasonable driving distance.
- More affordable than Lake Conroe โ similar Houston proximity at generally lower per-square-foot price points, particularly on the northern and eastern shores.
The Real Estate Market
Lake Livingston's market spans a wide range. The most active areas are Onalaska (San Jacinto and Polk counties) on the southwestern shore and the communities along FM-980 and US-190 on the southern shore near Livingston. Entry-level waterfront homes start around $200,000โ$300,000 for modest lake cabins; mid-range lakefront homes with good docks typically run $350,000โ$700,000; and luxury estates on the main lake with custom finishes, pool, and covered boat slips can reach $1.5 million and above.
Waterfront lots for new construction start around $60,000โ$120,000 for modest lots in established subdivisions. Prime main-lake lots with deep water and southern exposure can reach $250,000 or more. Many buyers are drawn to "canal lots" โ properties on man-made canals off the main lake that offer protected water access at lower price points.
Fishing & Recreation
Lake Livingston offers excellent year-round fishing. The spring white bass run up the Trinity River is a local institution โ thousands of white bass migrate upstream each spring and provide exceptional rod-and-reel fishing from boats and from the banks of the Trinity. Largemouth bass, crappie, and catfish are all abundant in the lake's shallow coves and along its timbered shoreline. Striped bass have been stocked and maintain a fishable population.
The lake's expansive open water supports wakeboarding, waterskiing, pontoon cruising, and sailing. Lake Livingston State Park on the western shore provides camping, hiking, swimming, and fishing access. The lake also has a well-established marina network โ far more extensive than most East Texas lakes โ with multiple full-service marinas offering fuel, food, boat rentals, and dry storage.
One note unique to Lake Livingston: alligators are present throughout the lake and its tributaries. They are native East Texas wildlife and generally avoid humans, but this is an important lifestyle consideration, particularly for families with small children or pets. Most full-time residents simply accept it as part of East Texas lake living.

Lake Livingston Communities & Nearby Towns
Onalaska, TX
Onalaska is the heart of the Lake Livingston community on the southwestern shore, straddling Polk and San Jacinto counties. It has evolved into the lake's most commercially active area, with multiple marinas, waterfront restaurants, bait shops, and a thriving year-round residential community. The Onalaska area has some of the lake's most active real estate and the highest concentration of vacation rentals.
Livingston, TX
The Polk County seat and the primary service hub for the lake, located just south of the dam on US-190. Livingston (pop. ~5,500) offers CHI St. Luke's Health hospital, HEB grocery, Walmart, schools (Livingston ISD and Onalaska ISD), and the full range of small-city services. The city's proximity to the dam means most southern shore lake properties are just 10โ20 minutes from full grocery and medical services.
Coldspring, TX
The San Jacinto County seat on the western shore of the lake. Coldspring is a charming small East Texas town with a historic courthouse square, basic retail, and a quiet residential character. The western shore nearest Coldspring tends to have more secluded, less commercial waterfront properties than the Onalaska area.
Huntsville, TX
The Walker County seat about 25 miles west of the lake on I-45. Huntsville (pop. ~45,000) is home to Sam Houston State University, a UT Health hospital campus, and major retail including Walmart, Home Depot, and Target. It serves as the primary urban center for lake property owners on the western and southwestern shores.

Small communities on the northern and northeastern shores of the lake in San Jacinto and Trinity counties. These areas are generally quieter and more affordable than the southern Onalaska/Livingston corridor, appealing to buyers who want more seclusion.
Lake Livingston Buyer's Guide
Trinity River Authority Permits
Lake Livingston is managed by the Trinity River Authority of Texas (TRA). All dock and pier construction requires TRA permits. The TRA also has rules regarding shoreline clearing, fill, and excavation within the lake's easement. Always verify that existing structures have valid TRA permits before closing on any Lake Livingston property.
Water Level History
Lake Livingston is a relatively shallow reservoir (max 38 feet) that can fluctuate meaningfully during droughts. This has historically affected dock access on shallower properties during dry years. Ask your agent about the specific property's low-water access history and whether the dock has needed modifications during past drought periods. Deep-water main lake properties are far more resilient.
Short-Term Rental Rules
Lake Livingston has become a popular Airbnb and VRBO destination, but short-term rental regulations vary by county and by HOA. If you plan to rent your property, verify that short-term rentals are allowed in that specific community or county before purchasing. Some HOAs and county ordinances restrict or regulate short-term rentals.
Alligators
Alligators are native to Lake Livingston and its tributaries. They are generally not aggressive toward humans and are a protected species under Texas law โ it is illegal to harass, harm, or kill them. Most long-term lake residents coexist with alligators comfortably, but families with small children or pets should discuss appropriate precautions with locals before purchasing.
Canal Properties
A significant portion of Lake Livingston's residential development consists of canal properties โ homes and lots on man-made canals connected to the main lake. Canal properties offer lower price points than main lake frontage but still provide boat access. Be aware that some canals have limited water depth and can be affected more significantly by low-water periods. Always check canal depth and navigability before purchasing a canal property.
Insurance
Flood insurance is strongly recommended on Lake Livingston, particularly for properties on Trinity River tributaries. The Trinity River basin can experience rapid flooding after heavy rains upstream. Request FEMA flood zone maps for any property and factor flood insurance costs into your ownership budget.
