Fifteen miles from Tyler, 25,000 acres of East Texas lake, and somehow still flying under the radar. Not for long.
Ask a Texan to name the state's great bass fishing lakes and you'll hear Fork, Falcon, Sam Rayburn. Ask them about Lake Palestine and you might get a blank stare — or a knowing smile from someone who's already figured it out. Palestine doesn't have the tournament fame of Fork or the party-lake energy of some of the Highland Lakes. What it has is something quietly harder to find: a genuine East Texas lake experience with the city of Tyler practically in its backyard, a surprising range of gated communities and waterfront neighborhoods, and a pace of life that feels like a reward for paying attention.
People who discover Lake Palestine tend to stick around. Here's what they found.

What Lake Palestine Actually Is
Lake Palestine sits about 15 miles southwest of Tyler on Texas Highway 155, the result of the Blackburn Crossing Dam on the Neches River, owned and operated by the Upper Neches River Municipal Water Authority. The lake spans parts of four counties — Anderson, Cherokee, Henderson, and Smith — and stretches 18 miles long with 135 miles of shoreline.
Construction of the original dam began in 1960 and was completed in 1962, with an enlargement project finished in 1972. The lake covers 25,560 acres with a maximum depth of 50 feet and an average depth of 16 feet, with the widest point stretching 4 miles across.
What those numbers don't capture is the setting. Lake Palestine sits deep in the Piney Woods of East Texas, and the shoreline reflects it — tall pines coming right down to the water, coves cut deep into the hillsides, and the kind of wooded privacy that's genuinely hard to find on bigger, more developed Texas lakes. It looks the way people imagine East Texas is supposed to look.
The Communities Around the Lake
One of Lake Palestine's real strengths for buyers is the variety of communities that have grown up around its shoreline. Each one offers a different version of lake living.
Bullard is arguably the most popular address for lake buyers right now. Located just 12 miles from Tyler, Bullard combines small-town warmth with easy access to the city's full range of services. The Bullard area shoreline has seen significant development over the years, with a mix of established neighborhoods and newer builds. Bullard ISD serves the Lake Palestine area, which is a draw for families — it's a well-regarded district with a strong community following.
Chandler anchors the northern end of the lake and has its own loyal following among buyers who want something a little more tucked away. The town offers easy access to the lake for boating and fishing, with a mix of waterfront homes, cabins, and vacation rentals in a relaxed atmosphere. The Chandler area has a genuinely unhurried character that appeals to retirees and remote workers in particular.
Frankston sits near the southern end near the dam. It has the laid-back atmosphere of a classic East Texas small town and convenient lake access, making it ideal for boating, fishing, and water activities. Property near Frankston tends to offer some of the most private and wooded settings on the lake.
Flint is a community on the western side of the lake that draws buyers who want to be close to Tyler's amenities without sacrificing the feeling of being truly away from it all. The Flint shoreline has seen some of the lake's more substantial custom home development in recent years.
Other communities around the lake include Coffee City, Berryville, and Dogwood City — smaller enclaves that appeal to buyers who really want to get away from it all.
Gated Communities and Planned Developments
Lake Palestine has something that distinguishes it from many East Texas lakes: a well-established tradition of gated, amenity-rich lake communities. For buyers who want security, shared amenities, and a built-in neighborhood feel, Palestine delivers options that are hard to match regionally.
Communities including Emerald Bay, Eagles Bluff, and Brown's Landing provide luxury gated access with lake community living.
Emerald Bay is the most well-known. It features a championship golf course, a clubhouse, swimming pool, and tennis courts, with waterfront homes offering lake views and a genuinely upscale living environment. It operates as a member-owned gated community with 24-hour security — the kind of setup that appeals to full-time residents and weekend homeowners alike.
Eagles Bluff offers a similar combination of golf course living and lake access, with an 18-hole championship course and a community designed around the idea that lake life and golf life don't have to be separate things.
For buyers who don't need the gated community package, there's plenty of open-market lakefront inventory across all the communities around the lake — from modest older lake cabins to substantial custom builds with deep-water docks and private boat slips.
Fishing and Recreation
Lake Palestine is a genuinely good all-around fishery. Both white bass and hybrid striped bass are found in the lake, with white bass particularly popular during their spring run up the Neches River and Kickapoo Creek. Channel and blue catfish are abundant, and flathead catfish provide great opportunity for trophy-sized fish.
Largemouth bass fishing is solid throughout the lake, and the wooded coves and creek arms provide excellent habitat year-round. It's not Fork — nothing is — but Palestine holds good fish, and the lake doesn't carry the tournament pressure and boat traffic that the more famous East Texas fisheries attract on spring weekends.
Beyond fishing, Lake Palestine accommodates boating, water skiing, houseboating, camping, RVing, canoeing, hiking, and biking, with the area's mild winter climate making the lake available virtually year-round. Five public boat launches and more than a dozen private marinas provide access across the lake.
The lake is also home to some well-known destination properties. Pine Cove Christian Camps and the Villages Resort are major attractions on the lake, and their presence brings a family-friendly energy to the Palestine area that complements the residential community nicely.
The Tyler Advantage
This is the factor that separates Lake Palestine from nearly every other East Texas lake in this size range: Tyler is right there. Not "close enough for a big shopping trip once a month" close — genuinely, practically close.
Tyler is the largest city in East Texas and serves as the regional hub for healthcare, education, dining, shopping, and culture across a wide swath of northeast Texas. For lake residents, that proximity is a genuine quality-of-life advantage. Medical specialists, major retailers, a regional airport with connections to major hubs, a vibrant restaurant scene, the Tyler Rose Garden, the East Texas Arboretum — all of it is a short drive from your dock.
Tyler Pounds Regional Airport services flights to major hubs including Dallas, Houston, and Austin, which matters for buyers who travel for work or want to maintain connections to larger cities without the grind of a long drive to DFW.
For retirees especially, the combination of peaceful lake living and easy access to world-class medical care in Tyler is a significant draw that other East Texas lakes simply can't match.
Is Lake Palestine Right for You?
Lake Palestine is an exceptional fit for buyers who want genuine East Texas character — pine trees, quiet coves, unhurried neighbors — without sacrificing urban access. It threads a needle that most lakes can't: it feels truly removed while being genuinely convenient.
The range of communities means there's an entry point for a wide range of buyers. Whether you're drawn to the polished amenities of a gated golf community, a private wooded lakefront lot on the Frankston end, or a well-priced cabin in Chandler to use on weekends while you figure out the full-time move — Palestine has an answer for you.
It's the kind of lake that rewards people who do a little homework. And if you're reading this, you're already ahead.
